PORTSMOUTH HOSPITAL RENOVATION PROJECT

MANCHESTER, NH – (April 2, 2011) Brookstone Builders, Inc., construction managers and general contractors headquartered in Manchester, New Hampshire, recently announced that they have completed a multi-phase renovation project for Portsmouth Regional Hospital.

The scope of work involved the renovation of the hospital’s hematology and chemistry laboratories, which are located in the facility’s mid-section. Under-slab plumbing modifications were made, and new floors, ceilings, plumbing fixtures, electrical wiring, and fire alarm systems were installed. Blood-testing and analysis equipment was also upgraded and installed. The process was conducted in four separate phases to eliminate any disruption in hospital workflow.

US Navy Shipyard Renovation Project

MANCHESTER, NH – (February 28, 2012) Brookstone Builders, Inc., construction managers and general contractors headquartered in Manchester, New Hampshire, recently announced that they have been selected to perform a renovation project by the US Navy.

The focus of this project is the installation of a new elevator in one of the engineering facilities at the Portsmouth Naval Shipyard. The scope-of-work will include lead and asbestos abatement, reestablishment of an existing elevator shaft, the creation of elevator lobbies and the installation of a new elevator and the associated security systems.

Stanley Mitsubishi Site Expansion Project

MANCHESTER, NH – (January 30, 2012) Brookstone Builders, Inc., construction managers and general contractors headquartered in Manchester, New Hampshire, recently announced that they have completed a site-expansion for ASJ Holdings, Inc., owners of Manchester Subaru and Stanley Mitsubishi in Manchester.

The project involved a 4,100 square-foot expansion of newly-acquired property adjacent to ASJ’s 764/800 Second Street location. The scope-of-work included site-work, integration of slopes and drainage, electrical work and landscaping, resulting in a significant increase in parking and display space for the Mitsubishi dealership.

NH Air National Guard Project

St. Joseph Hospital Medical Arts West Renovation

MANCHESTER, NH – (February 23, 2010) Brookstone Builders, Inc., construction managers and general contractors headquartered in Manchester, New Hampshire, recently announced that they have been completed an interior renovation project at St. Joseph Hospital Medical Arts West in Nashua, NH.

The scope of work involved a complete interior renovation of a medical suite at 168 Kinsley Street, occupied by New England Neurological Associates and owned by Doctor Willard Fortin, Retired. Improvements included the removal of wall coverings and conditioning of walls for painting, new flooring, woodwork and various finish items resulting in a more functional and aesthetically pleasing environment.

The office remained functional during the project, with potentially disruptive work scheduled for off-days to minimize the impact on patients and medical staff.

Portsmouth Regional Hospital Project

MANCHESTER, NH – (January 10, 2010) Brookstone Builders, Inc., construction managers and general contractors headquartered in Manchester, New Hampshire, recently announced that they have been completed an extended renovation and construction project at Portsmouth Regional Hospital.

Work was completed on schedule for this multi-year reconstruction and remodeling project, which the hospital initiated in 2008. Brookstone Builders was primarily responsible for the “division 10” work – so named for the portion of the Construction Specification Institute’s (CSI) list of standards under which the work falls. Activities consisted of specialty work involving forty new hospital rooms and a new main entry, including acoustical ceilings, corner guards, hand rails and guard rails, bathroom fixtures, lockers and fire-protection cabinets, as well as the installation of various owner-supplied furnishings such as special refrigerators and ice-makers, television brackets, proximity cabinets and water dispensers. Certain phases of the job also involved working in occupied-space, an area in which Brookstone Builders’ crews have developed the necessary expertise with respect to safety, noise and dust abatement.

R.J. Griffin & Company of Atlanta, GA was the Construction Management firm, and Jack Boardman served as Brookstone Builders’ Project Manager.

Bureau of Public Works New Construction Project

MANCHESTER, NH – (December 1, 2010) Brookstone Builders, Inc., construction managers and general contractors headquartered in Manchester, New Hampshire, recently announced that they have completed a construction project for the State of New Hampshire Deptartment of Transportation.

This project was funded as part of an ongoing effort to promote the use of public transportation. The scope-of-work involved the construction of a new 1,600 square-foot bus terminal at the NH Park & Ride located on Route 3 at Exit 8 off the Everett Turnpike in Nashua.

The conventional structured-steel facility was outfitted with a brick and anti-graffiti tile exterior and energy-efficient rubber roof, along with marbleized-styled rubber flooring for lasting wear. The interior consists of a ticketing counter and staff office, mechanical and storage rooms, restrooms and a passenger waiting area. An official ribbon-cutting ceremony has been scheduled for later this month.

“Green” Renovation Project by NH Air National Guard

MANCHESTER, NH – (October 25, 2010) Brookstone Builders, Inc., construction managers and general contractors headquartered in Manchester, New Hampshire, recently announced that they have been awarded an energy-saving renovation project by the NH Air National Guard in Newington, New Hampshire.

The scope-of-work will involve replacing the site’s central heating plant with more energy-efficient decentralized gas-fired burners, which will be fed by approximately 1 ½ miles of new underground gas lines. Each of the buildings involved will also be outfitted with roof-top solar-heated arrays, which will reduce the amount of energy required for hot water. In addition, each of the Air National Guard’s aircraft maintenance hangars will be outfitted with gas-fired radiant heaters, which are more effective for heating open-areas with high ceilings.

Mr. Machado has over fifteen years of direct experience as a Construction Superintendent. He also has a solid background in green building renovation as well as historical building renovation work.

Awarded Litchfield School Renovation Project

Funded by the Department of Transportation (D.O.T.) as part of an ongoing effort to promote the use of public transportation, the scope-of-work will involve the construction of a new 1,600 square-foot bus terminal at the NH Park & Ride located on Route 3 at Exit 8 off the Everett Turnpike in Nashua.

The conventional structured-steel facility will be outfitted with a brick and anti-graffiti tile exterior and energy-efficient rubber roof. It will house a ticketing counter and staff office, along with storage space, restrooms and a passenger waiting area. The temporary modular office currently in use by the Boston Express staff will be relocated and will remain fully-functional during the construction period, which is slated to begin in June and to be completed by November 1st.

ENHANCEMENTS TO WORKER SAFETY & SECURITY LEVEL

MANCHESTER, NH – (April 26, 2009) Brookstone Builders, Inc., construction managers and general contractors headquartered in Manchester, New Hampshire, recently announced that they have completed a renovation project for the State of New Hampshire’s Bureau of Public Works.

The project involves the dismantling and replacement of 170 feet of the State Prison’s perimeter wall on North State Street in Concord. The new and improved section is part of the facility’s original construction, dating back to the late eighteen-hundreds.

Improvements included a new foundation and wall, along with the installation of a twenty-foot by sixteen-foot multi-level guard tower that is equipped with state-of-the-art mechanical, plumbing and electrical systems for enhanced security and surveillance. Prior to the demolition, a temporary double-layered fence was installed to ensure safety and security during construction. Wherever possible, the bricks and granite removed from the old structure were salvaged for future use.

The scope-of-work involved the construction of a 6,000 square-foot, single-story steel-framed, brick veneer addition to the Army National Guard Base Building F on Pembroke Road in Concord. A new roof was also installed on the entire 60,000 square-foot structure.

The new wing consists of office space, conference room and storage space, and is equipped with two-inch rigid exterior insulation as well as interior spray foam insulation for efficiency in heating and cooling.

State of NH I-93 Renovation Project

The scope-of-work involved the complete renovation of the former Indian Rock Hardware Store on Indian Rock Road in Windham, NH, located just west of Exit 3 on Interstate 93. The 4,000 square-foot retail floor-plan was replaced with office, conference room and laboratory space, which will be used by D.O.T. engineers and management teams during the I-93 rebuilding project.

The scope-of-work involved the restoration of a hangar at the Pease Air National Guard Base. Portions of the structure’s roof were updated, and another section completely removed and replaced with a blended rubber-sheet, Ethylene Propylene Diene Monomer (E.P.D.M.) roof, which provides strong resistance to weathering, ozone and UV exposure. It is highly recommended for applications where the elastomer will have excessive exposure to the environment. New insulated doors were also installed throughout the hangar.

Completes US Navy Renovation Project

Portsmouth Regional Hospital Project

EXPANDED CAPACITY AT HIGH-END CUSTOM MOTORCYCLE REPAIR & MANUFACTURING FACILITY

MANCHESTER, NH – (August 11, 2008) Brookstone Builders, Inc., construction managers and general contractors headquartered in Manchester, New Hampshire, recently announced that they have completed a substantial addition at R & R Cycles of Manchester.

The project involved the construction of an 8,000 square foot one-story addition to R & R Cycles’ facility at 8024 South Willow Street. Now fully operational, the addition has given R & R nearly twice as much square-footage of usable space for manufacturing and service. The company remained fully-operational during construction, maintaining work-flow and customer service schedules.

The new space, a pre-constructed steel building, includes a dyno-room for sophisticated E.P.A. testing and diagnostics, a mezzanine area for storage and a large machine shop area. The scope-of-work also included new service upgrades for mechanical and electrical systems, as well as a heavily reinforced concrete floor to accommodate the high-end equipment used in the manufacturing of custom motorcycle engines and components.

Jack Boardman of Brookstone Builders, Inc. was the Project Manager. Structural design was handled by SW&C Engineering of Manchester, and architectural services were provided by Manchester’s Dennis Mires PA The Architects.

MANCHESTER, NH – (July 10, 2008) Brookstone Builders, Inc., construction managers and general contractors headquartered in Manchester, New Hampshire, recently announced that they have completed a specialty renovation project by St. Joseph Hospital of Nashua.

The scope-of-work involved the complete fit-up of approximately 2,200 square feet of second-floor space at 444 Nashua Street in Milford, NH. The newly renovated space now houses two private medical practice suites consisting of examination and treatment rooms, laboratory, offices, reception area and waiting room. The mechanical, electrical and sprinkler system portions of the project were handled on a design/build basis in which the builder, architect and owner begin collaboration during the early planning phase.

Mark Gemmiti of Brookstone Builders, Inc. was the Project Manager, and PMR Architects, PA of Nashua served as the project’s architect.

Completes U.S. Navy Renovation Project

MANCHESTER, NH – (June 4, 2008) Brookstone Builders, Inc., construction managers and general contractors headquartered in Manchester, New Hampshire, recently announced that they have completed a renovation project for the United States Navy.

The scope-of-work involved the construction and fit-up of a new welding school at the Portsmouth Naval Shipyard. Consisting of approximately 1,600 square feet, the facility will be used to educate apprentice welders and to train and certify current welding personnel in the latest techniques and technology associated with the various types of welds necessary in maintaining the Navy’s nuclear submarine fleet.

Thirty welding booths were constructed, each sixteen-square-feet in size. Each booth was equipped with custom equipment holders and brackets, shelving, supplemental power and lighting. Every booth was also outfitted with an individual specialty exhaust system designed to filter all emissions prior to discharge.

Awarded Portsmouth Naval Shipyard Project

EXPANDED FACILITY WILL SUPPORT STATE POLICE COMMUNICAITON NEEDS

MANCHESTER, NH – (February 22, 2008) Brookstone Builders, Inc., construction managers and general contractors headquartered in Manchester, New Hampshire, recently announced that they have completed an expansion project for the State of New Hampshire Department of Transportation (DOT) in Concord.

The scope of work involved the construction of a 3,800 square-foot two-story addition to an existing Hazen Drive location within the State Police Park, including site and finish work, all new utilities and specialty electrical groundings. While portions of the new space consist of office and storage areas, it will primarily serve as a repair facility for State Police communication equipment and computer systems. In addition to state-of-the-art radios and computers, many State Police vehicles are also equipped with voice-activated systems, which can result in greater safety and responsiveness in emergency situations.

NEW FACILITY TO OFFER SALES, SERVICE & ATV VEHICLES

MANCHESTER, NH – (January 21, 2008) Brookstone Builders, Inc., construction managers and general contractors headquartered in Manchester, New Hampshire, recently announced that they have completed a design/build project for Manchester Subaru, the area’s largest volume Subaru dealer.

The scope of work involved the construction of a two-story retail showroom and an office building at Manchester Subaru’s Second Street location. In addition to the upgraded showroom, which will offer both new and used cars, the new 3,500 square foot facility includes four attached one-story service bays, a body repair shop and ASJ Motorsports, a fully-owned subsidiary that will sell and service four-wheelers, all-terrain vehicles (ATV), scooters and dune buggies.

The project was conducted on a design/build basis, with Brookstone Builders overseeing all aspects of preconstruction services such as preliminary design, budgeting and permitting. Many consider the design/build method to be the most efficient choice, as various phases of construction and design can be done simultaneously. Since initial design decisions are made via collaboration between the builder, owner and architect, the design-build approach often eliminates an owner’s risk of finding out too late that a desired design is unaffordable.

PEASE DEVELOPMENT AUTHORITY DOCK PROJECT

EXPANDED CAPACITY TO ADDRESS INCREASED COMMERCIAL SHIPPING DEMAND IN NH

MANCHESTER, NH – (December 3, 2007) Brookstone Builders, Inc., construction managers and general contractors headquartered in Manchester, New Hampshire, recently announced that they have been awarded a two-phase expansion project by the Pease Development Authority (PDA).

The first phase of the project will involve the construction of a concrete floating dock and gangway at Portsmouth’s Market Street Marine Terminal on the Piscataqua River. The last six miles of the river forms one of the finest harbors in the northeastern United States, and the dock will be designed for heavy-duty commercial use. The 83-foot structure will be mounted on a floatation system to accommodate the tidal nature of the river, and will be connected to Market Street by a thirty-eight foot gangway. The project will require various marine specialties, drilling and steel work.

“We are very happy to have been selected for this specialty project,” said Paula Scales, President of Brookstone Builders. “While we have worked at the Pease International Tradeport in the past, but this is our first time working directly with the PDA, and we look forward to the business relationship.”

Phase two of the project, scheduled to begin in early spring, will involve the reconstruction and enlargement of an existing boat ramp in a location within the terminal, adjacent to the dock.

SOUHEGAN HOME & HOSPICE CARE PROJECT

DESIGN/BUILD RENOVATION NEEDED DUE TO SPRING FLOOD DAMAGE

MANCHESTER, NH – (October 29, 2007) Brookstone Builders, Inc., construction managers and general contractors headquartered in Manchester, New Hampshire, recently announced that they have completed a restoration project at Souhegan Home & Hospice Care, a member of St. Joseph Healthcare located in Milford, NH.

This past spring’s devastating floods placed the entire first floor of the 3,100 square foot facility under as much as four feet of water, resulting in significant damage to office, training and patient support areas. The consequential scope-of-work involved the repair, restoration and replacement of interior walls and finishes, fixtures, electrical systems and mechanical systems, all of which were affected by the high-water.

Despite an unexpected demand for both mold and asbestos abatement, work was completed nearly a month ahead of schedule, a nice development for the center as the space had been rendered totally unusable by the floodwater.

”We were very happy to have been able to complete this job so quickly, as we knew the center was unable to operate at full capacity” said Mark Gemmiti, Brookstone Builders’ Project Manager. ”The fact that this was a design/build project and that we were able to engage our experienced group of key construction partners enabled us to significantly expedite the process.”

MANCHESTER, NH (October 1, 2007) Brookstone Builders, Inc., a locally-based general contractor, recently announced that they have relocated their corporate offices to 600 Harvey Road in Manchester, NH.

NH Department of Transportation Expansion Project

WORK TO BE COMPLETED IN NOVEMBER

MANCHESTER, NH – (August 15, 2007) Brookstone Builders, Inc., construction managers and general contractors headquartered in Manchester, New Hampshire, recently announced that they have been awarded an expansion project by the New Hampshire Department of Transportation (DOT).

Scheduled for a late fall completion, the scope-of-work will include a 1,600 square-foot addition to the DOT’s existing radio maintenance facility on Loudon Road in Concord. Wood-framed with a masonry exterior, the expanded facility will include first floor workspace and second floor storage areas. A gas-fired heating system will also be installed, and a new parking area will be created as well.
